There is a special joy that comes with discovering a diamond in the rough. As with most of the homes Ive purchased through the years, I could see through the existing structure at Fire Island straight to the potential.

One of my favorite characteristics of a property is a proper setting the most beautiful home is ruined by a garish structure next door, or its proximity to neighbors or traffic.

This particular luxury home is adjacent to a nature preserve, which is key for me. Being on a high, narrow point means not only that its private and secluded, but it has 270 degrees of water views both the Great South Bay and the Atlantic Ocean.

Yet a secluded escape shouldnt preclude a raucous good time. I made sure the kitchen could accommodate five or six cooks at a time so that families and friends could participate in the fun there would never be a time when there were too many cooks in the kitchen.

And by building and furnishing with green materials, I furthered my effort toward bringing the outside into this oasis.

Oh, and last but not least, I love the outdoor shower overlooking the sunset on the bay!
